performed, complied with and abided by, then the entire unpaid
balance of this Aqreeme~t shall forthwith and thereafter. at
option of First Parties, become due and payable, and the
esta~e hereby created in Second Parties shall cease, tenainate
and be null and void. Furthenaare, this Agreement ehall, at
~he option of l~irst Parties, be forfeited and terminated and
Second Parties ahall forfeit.all payments made by them on
this Agreement, and such payments shall be retained by Firat
Parties and First Parties shall have the riqht to reenter and
~take possession of the pre~nises aforesaid without being liable
for any action therefor. This Agreement shall bind and bene-

fit the Parties hereto, their heirs, executors, ad~ainistrators
and assigns. .
