The Mortgagor will maintain tbe mortgaged property~in good condition and ~tate of repair and will not euf~er or permit any waste to sny part tbereo~, and will promptly comply witb all the requirements of Federal,_9tate and local governments, or o~ any departmenta, divieio~e or bur~sue tHereof, ~ pertaining to sach'property or any part ther.eoP. ~ 5. (a) The Mortgagor will keep all buildinga, other structures and improvements, including equipment, now egiating or which may bereafter be erected or installed on tbe land mortga.ged bereby, insured against loae by fire and other bazards, casualtiea and contingencies, in such amounts and manner, and for such periods, all a~ may be requi.red from time to time by. ~he Mortgagee. Unlesa otberwise required by tbe Mortgagee, all sucb in- surance shall be effected by Standard Fire and Egtended Coverage Insura~ce policies, in amounts not less tban necessary to~comply with the coinsur- ance clause.percentage.of the value applicable ~o tbe location and cbarac- ter o~ the property to be covered. All 9uGh insurance ebali be carried in companies approved by tbe Mortgagee and all policiea tberefor eball be in such form and shall have attached thereto loss payable clauses in Yavor ~ of the Mortgagee and-any otber parties as ahall be eatisfactory to tbe ~ortgagee.
