This agreeanent, made this day of Auqust, 1969, be-
tween CLAiI~E 8. COMBS and I,OUISS L. C~BS, his wife, hereinafter
called "First Parties" and aTILLIAM 8. RICHARD6 and SBIRLEY
RICHARDS, his wife, 3207 Tennessee Avenue, l~ort Pierce, Florida,
hereinafter called "Second Parties".

That if Second Parties shall first make the payments and
perfona the covenants hereinafter mentioned on their part to~be
made and performed, First Parties hereby covenant and agree to
convey and assure to Second Parties, their heirs, executors, .
administrators, or assigns, i.n fee simple, fre~ from all en-
cwnbrances, by a qood and sufficient warranty deeel, the following
descri.bed property situate in St. Lucie County, Florida:

And Second Parties hereby covenant and agree to pay First Parties

at the rate of ?96 per aanum as follows: ~
$1,000.00 on or before the signing of this agreement, re-
ceipt whereof is hereby acknowledged.

2 Each instalLaent shall first be applied on the payment of
interest, taxes, insurance and termite pc~licy, and then on
~oa~ the unpaid balance of the principal swn. The monthly in-
za~ stallments will remain at $120.00 per month unless taxes

wmJ ~ or insurance caus~ the payments to fluctuate upward or
8 downward from their present level, and both parties hereto
aqree that if auch fluctuation occurs, that the monthly ~
payments will be adjusted accordingly. ~rthermore, if
payments are ~ot received by the 7th of the month when due,
a penalty charge of $3.50 will be made.
