THIS WARRANTY DEED, Made this day of September, 1969, by
and between J. FLOYD ROLLINS, SR. and MARJORIE ROLLINS, his wife, whose
post office address is P. O. Box 3284, Greensboro, North Carolina, hereinafter
called Gra~ntor, to JOHN A. RITCHIE, SR. and ALENE W. RITCHIE, his wife,
whose post office address is 33I7 Woodlea I?riv~, Greensboro, North Carolina,
hereinafter called Grantee.
WTTNESSETH;
That the Gr~ntor, for and in con3ideration of the sum of Ten Dollars and
other good and valuable considerations to them in hand paid by the Grantee, the
receipt whereof is hereby acknowledged, has given, granted bargained, sold, .
remised, released and conveyed, and by these presents does give, grant, bargain,
sell, remise, release, convey and confirna unto the Grantee that certain land
situate in St. Lucie County, Florida, viz:
Lots numbered 22 and 23, Block numbered 4, Unit numbered $B,
T akewood Park, St. Lucie County, Florida, as per plat on file
in Plat Book 11, Page 48, of the Public Records of St. Lucie
~County, Florida. - ~
The above property is conveyed s~ubject to all conditions and
restrictions set forth in Deed from Lakewood Park to the Grantor 3, ~a
herein recorded in OR Book 132, Page 407; which ehall be i~
construed as covenant~ running with said land and which are ~
incorporated herein by reference as if fully herein set out.
TO AAVE AND TO HOLD the above described premises, with all the
appurtenances thereunto belonging, or in any wise appertaining, unto the Grantee,
their heirs and assigns forever.
And the Grantor covenant that they are seized of said premises in fee, and
have the right to convey the same in fee simple, that said premises are free from
encumbrancea (with the exceptions above stated, if any); and that they will warrant
and defend the said title to the sazne against the lawful ~laims of all persons whom-
soever.
IN WITNESS WHEREOF, the Grantors have hereunto set their hands and
