HomeMy WebLinkAbout1446 . - 3 - (c) to make and enter into additional contra~ts and incur obl~gations for the purposes of completing the Improvements pursuant to the obligations o~ the Mortgagor hereur~der, either it~ the name of tbe Mortgagee or the Mort- gagor, and (d) to pay and discharge all debts, obligations and liabilities incurred by reason af any action taken by the Mortgagee as provided in this Paragraph, all o~ which amounts so paid by the Mortgagee, with inter- est thereon from the date of each such payment, at the rate of t~re~ per- cent (39~) per annum, shall be payable by the Mortgagor to the Mortgagee on demand and shall be secured by this Mortgage. 4. No building or otber structure or improvement, fixture or per- sonal property mo=tgaged hereby shall be removed or demolished without the prior written consent of the Mortgagee. The Mortgagor will not make, permit or suffer any alteration of or addition to any building or other structur.e or impxovement now or which may hereafter be erected or install~d . upon the mortgaged~property, or any part tbereof, except the improvements required to be made pursuant to Paragraph 3 bereof, nor will tbe Mortagor use, or permit or saffer the use of, any of the mortgaged property for any purpose other than the purpose or purposes for whicb the same is now in- tended to be used, without the prior written conaent of the Mortgagee. The Mortgagor will maintain ~he mortgaged propert~r in good condition and state of repair and will not suffer or permit any waste to any part.thereof, and will promptly comp~y with all the requireme~ats of Federal, state and local governments, or of any departments, divisions or bureaus thereof, pertaining to such~property or any part thereof. 5o The Mortgagor will not voluntarily create, or permit or suffer to be ereated ar to exist, on or against the mortgaged property, or any part thereof, any lien superior to the lien of thi9 Mortgage, exclusive of tbe lien or liens, if any, to which this Mortgage is expressly subject, as set ! forth in the granting clause above, and will keep and maint~in tbe same E E free from the claims of all parties~supplying labor or materials which will ~ enter into the construction or installation ot tbe Improvements. 6. (a) The Mortgagor will keep all buildings, other structures and improvements, including equipment, now exieting or wbich may bereafter be erected or installed on the land mortgaged hereby, insured against loss by fire and otber hazards, casualties and contingencies, in such amounts and ~~anner, and for such geriods, all as may be required from time to time by the Mortgagee. IInless otherwise required by the Mortgagee, all such in- surance shall be effected by Standard Fire and Extended Coverage Insurance policies, in amounts not less than necee9arq to comply with the coinsur- ance clause percentage o~ the value applicable to the location and charac- ~ ~ ter of the property to be covered. All such insurance ahall be carried in companies approved by tbe Mortgagee and all policies tberefor sh~ll be in such form and sY,all have attached thereto loas payable clauaes in favor of the Mortgagee and~any otber parties as shall be satisfactory to the :~ior~gagee.
