5. Grantor covenants that it has the right to convey this
~ easement and that Gramtee shall have quiet and peaceful
possession, use and en3oyanent of said easement. ~
All covenants, terms, provi~ions and conditions hereof shall inure
to the benefit of and be binding upon the parties hereto and
their respect~ve heirs, administrators, successors and assigns.
