4. Topernu t, oommit, or suffer no waste, impairment or deterioration of said property, or any part thereof, and upon
the failure of tlie mortgagors to keep the buildings an said prnperty in good candition of rep~ir, the Association may demand. the
immediate repair of said bwldings ~ the immediate repayment of the debt hereby soc~re~, and the faiku+e of the mo~gagors
to oompl with s~sid demand of the Association for a period of Thiity (30) days, shall coastitute a breach of lhis mort e,

and, at option of the Association~ immediately mature the entire amount of p~incip~l and interest hereby secured, an
A~cocia6ion, immediately and without nobce, may institute prooeedings to foreclose this modgage and applv for the appointrnent
