Whenever GENERAL DEVELOPMENT C~RPORATION, its successors or assigns, shall notiiy the undersigned in writing at the address indicated below (or at such other address as may be desig- nated by the undersigned trom time to time) that the said premises ~e not in a reasonable state ot appear~ce cmd repair eonsistent with the general appearance cmd state of repau oi other properties within the immediate vicinity, the undersigned agrees to accomplish the required repairs, maintenance, etc., set lorth in said notice within 15 days aiter receipt oi same. 2. II the undersigned shall (uil or re.use to accomplish the required repairs or maiiitenance, eic., within the presctibed time, GENERAL DEVELOPMENT CORPORA'fION, its successors or assigns, acting by ~d through its duly authorized agents may come upon the premises !or the purpose of doing the necessary work. Provided, however, that such work shall be limited to lawn amd yard mainten~ce to prevent cm overgrown or unkempt appe~cmce, and to painting m~d minor repairs to the exterior oi ihe building or buildings, situated on the premises in o:der to prevent cm unsightly or unsa{e condition. 3. As to ~y cosis or exFenses incurred by GENERAL DEVELOPMENT CORPORATION, its suc- cesse:s or assigns, in brin~~ing about tmd accomplishing the work refened to in the notice, the under- signed agrees to make pa; tnent thereol within 10 days aiter demand. Provided, however, that dsm~d k ior Fayment shall not exceed actual costs or expenses incurred. 4. In ihe event that the undersigned shall fail or refuse to make payment o{ the actual costs or ex~enses incurred, ihen, and in that event only, GENERAL DEVELOPMENT CORPORATION, its suc- ~ cesso: s or assigns, may undertake co~lection ot the sum which the undersigned is obligated to pay ; hereunder, together with all costs of collection including a reasonable attomey's iee.
