WITNESSETH: i
WHEREAS, first parties did sell and convey unto KAY C. GRIMES ~
and THELMA D. GRANQUIST, by Warranty Deed dated February 6, 1969
~ and recorded in O. R. Book 175, Page 2050 of the Public Records of St. Lucie :

County, Florida, the A& W Drive In in Fort Pierce, Florida legally described
as:
Commence at the NE corner of Lot 39 and run thence
Westerly along the Northerly line of Lot 39, a distance
of 255. 16 feet, thence Southerly 259. 06 feet to a point
of the South line of Lor 38 which is 266. 45 feet West of
~ the SE corner of said Lot 38, thence run East 266. 45
feet along the South line of said Lot 38 to the SE corner
thereof; thence run North along the Easterly lines of Lots
38 and 39 to point of beginning.
EXCEPTING THEREFROM any rights-of-way for Public
Roads, all of the above being in Unit 1, of MARAVILLA
GARDENS, being a Subdivision of part of W 2 of Section
22, Township 35 South, Range 40 East, as per plat re-
corded in Plat Book 6, Page 55, Records of St. Lucie ,
: County, Florida.
which said KAY C. GRIMFS is the wife of second party and which said
THELMA D. GRANQUIST is the sister of second party. And
WHEREAS, in connection with said sale said KAY C. GRIMFS and
THELMA D. GRANQUIST did make, execute and deliver unto first parties a
Purchase Money Mortgage encumbering the above described property securin~

payment of their Promissory Note in the principal sum of $60, 000, 00; which
said Mortgage is dated February 1969, and is recorded in O. R. Bool~
- I 7+~ , Page ps" of the Public Records o# St. Lucie County, Florida.
And -
WHEREAS, second party is purchasing from THELMA D. GRANQUI$T
all her right, ritle and interest in the above described property, with one of
