appurtenances the ~lortgagor warrants shall be free from any encumbrances, retention of title or other claims in
favor of any other person and that this deed shalt be a first lien thereon. r

signed by the Mortgagor, or intended so to be, unto the Mortgagee, in fee simple.
And the `lottgagot covenants with the 4lortgagee, that the Mortgagor has full power and lawful right to
convey said land in fee simple as aforesaid; that it shatl be Iawful for the Mortgagee at ail times peaceably and
quietiy to enter upon. hoid, occupy and enjoy said land; that said land is free from a!! oncumbrances except as
may be herein desccibed; that the Mortgagor will make such further assurances to perfect the tee simple title to =
said land in the titortgagee as-may reasonably be required; and that the Mortgagor hereby fully warrants the title
to said land and will defend the same asainst the lawful claims of al1 persons whomsoever.
