THIS MORTGAGE DEED. E
EXECUTED the 15th day of November, 1969 by
Columbus Praperties, Inc. , a Florida corporation, parties of the first part,
hereinafter called "the Mortgagor", to
LAWRENCE F. BRINSTER and MARY I. BRINSTER, his
wife,
parties of the second part, hereinafter called "the Mortgagee",
WITNESSETH:
THAT, for divers good and valuable consideration, and, also, in
consideration of the aggregate sum named in the promissory note of even date }

herewith, hereinafter described, the Mortgagor dces hereby grant, bargain,
sell, alien, remise, release, convey and confirm unto the Mortgagee, their _
successors and assigns, in fee simple, all that certain tract of land of which
the Mortgagor is now seized and possessed, situate in St. Lucie County,
Florida, and described in Exhibit "A" attached hereto and made a part hereof;
TO HAVE AND TO HOLD the sarne, together with the tenements,
hereditaments and appurtenances, unto the Mortgagee, their successors and
assigns, in fee simple.
And the Mortgagor, for itself, its successors and assi ns covenants ~

with the Mortgagee, their successors and assigns, that the Mortgagor is inde-
feasibly seized of said land in fee simple to the extent to which it has received
such title from the Mortgagee; that the Mortgagor has full power and lawful
` right to convey said land in fee simple, as aforesaid; that it shall be lawful
for the Mortgagee, their successors and assigns, at all times peaceably and
quietly to enter upon, hold, occupy and enjoy said land; and that the Mortgagor
will defend the same against the lawful claims of a11 persons claiming by,
through or under the Mortgagor.
