4. The Authority agrees to pay to the Lessor a monthly rental for each ~
dkelling unit in the Premises the sum atated in F~chibit "A" on the ;

first day of each calendar month during the term of this Lease or ~
a~y renexal thereof. Said payments shall be aent to the Lessor or 3
his A~ent at 4052 Greeriwood Ducive, Fort Pierce, Florida 33450 .
If rent commences on a dsy other than the first day of a calendar
month~ rent shall be paid at the rate epecified on Exhibit "A" For
the remaining portion of the month in t~rhich the te~ commenced
(thirty days shall be conaidered a calendar month). If this Lease
i.s terminated in its entirety or ar~y drrelling unit is deleted from
said Lease as hereinafter provided on a day other than the last day
of the month, the Authority ahall be reimbursed the proportionate

part of said rent paid for the pert of the month not expired. !
5. The Authority covenants ai~d agrees as follovs:
(a) Not to use the Premises or pe~it the use thereof for any ~
disorderly or unlaFrflxl pui~ose but only to p~.id~ prvp~r,
private housing facilities for loW incame families. ~
(b) To notify the I,essor promptly of ar~y defect appearing in ar~}r ~
part of, or in any equipment at the Leased Premises y+hich the
Lessor is obligated to maintain and operate. -
(c) Not to alZow the sublessees to commi.t or pexmit a~r nuisance
~r unlaWflil conduct in or about the Premises.
(d) To permit the Leasor to enter the Premises at ar~y reasonable
; times for the purpose of making repairs or to determine the
` condition of the Premises and~or compliance ~rith the conditions

; of this Lease by the Authority or its sublessees. ±
~ (e~ To permi.t the Lessor to shox the Premises to prospective tenants
~ or purchasers at all reasonable times xithin thirty (30) days ~

~ prior to the e~iration of thia Lease and to exhibit notices i
~ for letting or sale Wi.thin thirty (30) days prior to expiration ~
~ of the te~n.
~ (f) The sublesaees will be responaible for the payment of utilities.

~ 6. The Lessor hereby covenants arid agrees as follo~,rs:
~ (a) That the Authority and its sublessees shall have peaceflil pos-
~ session of the Prem.ises herein leased.

~ (b~ To pay all real estate taxes both general and special becoming ~
~ ~
~ due upon the Premises during the term of this Lease. ~
_ (c) To maintain at no cost to the Authority, Landlord and Tenant
- Iiability insurance, and fire and axtended covera insurance. ~

(d~ The Lessor agrees to hold the Authority harmless for all damages
~ and injuries to persons and property resulting from fire or ~

~1 explosion.
r= (e) The Lessor `rarrants that there are no outstanding liens and en-

cumbrances that ~rill interfere ~,rith the Authority's possession #
of the Premises in accordance ~rith the terms of this Lease and '
