Repairs and Maintenance: ~ ~ (a~ The Leseor will maintain the Premises (includ.ing cooking, heating, refrigeration, and ar~y other equipment provided by the Leseor) in good repair and tenantable condition. ± (b) The Lessor agreea to redecorate the interior of each unit at + least once every four (4) years if necessary. $ (c) The exterior of the unit proper sha12 be kept in an attractive condition at all times. ~ (d) It shall be the responsibility of the Lessor to establish a la~rn, the maintenance of which, shall be aesumed by the Lessee i ; upon the com~encement of a lease term. ( 1 (e) Repairs made necessary by the wrongftil act or negligence of the ~ Au~hority or subleasee other than repairs made necessary by fire or explosion, shall be accomplished by the Lessor after consulting With the Lessee or its representative. The Lessor will then bill the Lessee for said repairs and, upon satisfactory completion, the Lessee ~rill pay for same along with its regular monthly rent payment. (f) In the event that ar~y of the Premises are rendered unfit for occupancy, this Lease as to such unit shall terminate whereupon the Authority shall be reimbursed the proportionate part of the rent paid for the part of the month not expired. 8. It shall be the duty and responsibility of the Authority to prevent the sublessees from violating any of the covenants and conditions of j this Lease with respect to the Premises, and the Authority will take ~ ar~y action, if necessary, to abate ar~y violation of this Lease by the sublessees upon notice from the Lessor, or otherWi.se. ~ 9. The Lessor may terminate this Lease Agreement in its entirety or ar~y dwelling unit covered by said Lease Agreement at the end of the first term by giving six (6) months notice in r+riting to the Authority be- fore the end of such ternu. 10. IIpon expiration of the term of this Lease, a~y extension thereof, or te~?~nation as set forth in Section 9, the Authority Will return the Premises to the Lessor i.n the same condition they Were when leased, except for ordin~ary wear and tear. ~ 11. This I,ease constitutes the entire agreement of the parties in respect ~ to the Fremises and there are no oral ~ , agreements betWeen the parties. ~ No changes in this Lease shall be made except in rrriting and signed ~ by both the Lessor and the Authority. ~ 12. The Lessor shall not in the selection or approval of ten3nts or pro- ~ ~ vision of aervices or in ar~yy other manner discriminate against at~y ! f person on the ground of race, color, creed, or national origin. ~ ~ 13.
