of each calendar month during the term of this Lease or arLy renewal
thereof. Said payments ahall be sent to the Leasor or his Agent at ~

If rent commences on a day ot~er than the first day of a calendar month,
rent shall be paid at the rate specified on ~hibit A for the remaining
portion of the month in which the te~ commenced (thirty days ahall be
considered a calendar month). If this I,sase is terminated in its entirety
or ar~y dwelling unit is deleted fl,om said Lease ea hereinafter provided on
a day other than the last day of the month, the Authority shall be reim-
bursed the proportionate part of said rent paid for the part of the month
not expired.
5. The Authority covenants and agrees as follow~:
(a) Not to use the Premises or permit the use thereof for ar~y disorderly''
or unlaWftiil purpose but only to provide proper, private housing
facilities for low-income families.
(b) To notify the Lessor promptly of a~y defect appearing in ar~y part of
or in ar~y equi~ent at the leased Premises r~hich the Lessor is
obligated to maintain.and operate.
(c) Not to allow the sublesses to commit or pez~nit ar~y nuisance or unlaw-
ftii.l conduct in or about the Premises.
(d) To permit the Lessor to enter the Prem.ises at ar~y reasonable ti.me
for the purpose of making repairss or to determine the condition of
the Premises and~or complir~nce with the condition of the Lease by the
Authority or its sublessees.
~4 (e) To pex~nit the Lessor to shox the Premises to prospective tenants or
' purchasers at all reasonable ti.mes raithin thirty (30) days prior to
the expiration of this Lease and to eahibit notices for letting or

~ sale tirithin thirty (j0) d~~ys prior to expirztion of the term.
(f) That the responsibility for utilitiea Will be betaeen the Authority
and the tenant.
~ (g) That alterations of the per unit rentzl as result of increased or
~ decreased ad valorem real estate taxes shall be made folloWing this
~ procedure: Within ten (10) driys after the first ad valorem real
~ est~te tax zssessment is m~~d~ folloWing the execution of this Lease,
~ Which includes, within its consider~tion and covers~ge, all the dwel-
,K ling units coverc:d by this I,:asa, th~ Lessor will present to the

~ Authority proof of szid tnx asecssment. One year there~fter, from
~ this offer of proof, and ev~ry subs.;quent annivcrsary of th~?t date,
the Lessor Will present evidence to the Authority showing ar~y increase
z or decre~se ir. re~l estate taxes on the Premises, and the Authority
~ will then adjust thc per unit rental by the amount of such increase

6. The Lessor hercby covenants and agrees as follows:
