(a) To maintain, at no cost to the Authority, landlord and tenunt

a copy of said policy to the Authority. The Lessor and the Authority

increased or decreased insurance premiums follorrir~g this procedure: ~
One year from thQ d~te on vhich all units nre Avtiilnble for occupancy
und every subsequent anniversary of that dnte, Lessor r~rill present
evidence to the Authority ahoWing uny increase or decrease in insur-
unce premiums on the Premises, and the luthority Will then ad~ust the
per unit rental by the rimount of such increasc or decrelse allocable
to each unit. In the event of an increase in insurance premiums, the ~
Authority may require the Lessor to put the insurance up for competi-

tive bids by insurers of reeognized reaponsibility ~hich are acceptable y
~ to the Authority. Such insurance, put up for bids, shall be in cover-
ag~e and li.mits at least equal to that presented to the Authority upon
execution of this Lease.
(d) The Lessor agrees to hold tha Authority haxml.ess for tzll damages and

(e) The Lessor warrants that there are no outstanding liens and encum-
brances that will interfere ~rith the Authority's possession of the
Premises in accordance With the te~s of this Lease, and, furthermore,

~ said I,essor has the right to executa this Lease.
~ (f) The Lessor warrants that the Premis~s leasad hereunder camply rrith
{ all of the building and housing codes and regulations in effect in ~
i the locality; and that the mech~nical equipment and the utilities are ~
in g~OOd serviceable and oper~ting condition. ,
7. Repriirs and Maintenance:

The I,easor ~ill maintain the Premises (including cooking, heating,
refrigeration, and ar~y other equipment provided by the I,essor)in•eood
repnir and tenantable condition. ;

(b) The Leasor agrees to redecornte the interior of each unit ~t le~st
once every four (4) years if necessary.
~ (c) The exterior of the unit proper shall be kept in an ~ttractive condition ~
~ at all times.
~ (d) It shall be the responsibility of the Lessor to establish a la~,rn, the

~ rmintenance of which, shall be assumed by the Lessee upon the comnence-
~ ment of a lease term.
~ (e) Repf.iire made necessary by the Wrongful act or negli,g+ence of the Authority t
~ or subleasee other than repairs made necessary by fire or exploaion, q
