The party of tTie-~irs the taxes for
1969 on the above premises, and the parties of the second ~

part agree to pay the swn of $20.00 toward said 1969 taxes.
The parties of the second part agree to make all other
tax payments or assessments or impositions that may be levied ~

or imposed upon said land subsequent to the year 1969 and to ~

keep the buildings upon said premises insured in some company ~
satisfactory to the party of the first part, and payable for '
the party af the first part, respectively as her in~erest may

appear in a sum not less than the insurable interest during
the term of this agreement.
And in case of failure of said parties of the second part

to make any of the payments or any part thereof or to perform

any of the covenants on their part hereby made and entered =
into this contract shall, at the option of the party of first
part, be forfeited and terminated and the parties of the second
t

part shall forfeit all payments made by them on this contract E
and such payments shall be retained by said party of the first '
part in full satisfaction and liquidation of all damages by
her sustained, and said party of the first part shall have ~

~ the right to re-enter and take possession of said premises
s aforesaid without being liable to any action therefore. Upon
~
~ default in the making of any of the above monthly payments o=
~ in the performance of any of the above covenants, the party of
~ the first part may at her option accelerate all payments then ~
~ ~
~ due or to become due under this contract. The partiES of ~
~ the second part shall pay a reasonable attorney's fee and ~

Court costs to the party of the first part in the event it

~ becomes necessary to institute legal proceedings under this ~
- contract or to foreclose under this agreement for deed.

It is mutually agreed by and between the parties hereto, ,
