thereafter (providinq homestead exemption is secured) un-
less taxes or insurance cause the payments to fluctuate
upward or downward from their present level, and both
parties hereto agree that if such fluctuation occurs,
that the monthly payments will be adjusted accordingly.
Furthermore, if payments are not received by the 7th of
the month when due, a penalty charge of $4.00 will be made.
First Parties will give Second Parties an annual statement f
no later than February 15 of each year, showing the amount
credited to principal, to interest, to taxes and to insurance
from payment made during the previous calendar year by Second ~

Parties. ~

Second Parties agree to pay when due all assessments which
may be imposed against the property for any type of im~rovements
made by any public body which result in an assessment being im-
posed against the property. ~
Second Parties agree to pay all costs connected with the
recording of this Agreement, which is to be recorded no later
than December 31, 1969, in order for Second Parties to be en-
titled to receive Homestead Exemption in the coming year, to
keep the real estate taxes to a minimuin.
First Parties agree to utilize so much of the $169.00 or
$160.00 monthly payments as is necessary to pay the real es~ate
taxes on the aforementioned real property as well as the insurance ~
premiums due thereon each year.

Second Parties agree to pay aIl costs, charges and expenses, ~

includiag attorneys fees and title searches, reasonab].y incurred i
or paid by First Parties because of the failure of Second Parties
to promptly and fully comply with all conditions, covenants and
agreements contained herein. In the event Second Parties fail
to pay when due any sums of money payable by virtue of this
