6. And in the case of the failure of the said party of the second part~
to maJce either of the p~nents or ar~r part thereof~or to perfona at~r of
the covenants~on their part hereby mad~e and entered into ~this contract
shall~ at the option of the party of the first part ~be forfeited and
terniinated,and the party of the second part shall forfeit a11 p~yments
pa3.d by thetn on this contract~and such pa~yments shall be retained by the
said party of the first part in fl~ll satisfaction and liquidation of all
d~amages by it sustained: and said par~ty of the first part shall have the
right to re-~nter and take possessions of the premises aforesaid xithout f
