erected thereon, together with and including all of the boifers, machines. heating plant, lighting plant, and all
plumbing apparatus, liatutes, appliances, ventilating equipment, toilets, basins, electtic heating and lighting
plants, lighting ~xtures, p~wer machinery, plant or plants for running and opetation of passenget or other ele-
~~ators, including passenger and othet elevators, venetian blinds. refrigetators. ranges. awnings and shutters. now
or hereafter located in the building upon said land. and all othet machinery, appliances and appatatus nuw or
hereafter placed on said premises, either in renewal or replacement of fixtures. machinery. apptiances and ap-
purtenances originally installed on said premises, in connection with the comptetion thereof or in addition there-
to, which may hereafter be placed upon the above described land. which said fixtures, machinery, appliances and
appurtenances the Nortgagor warrants shali be free from any encumbrances, retention of tiUe or other claims in ;
favor of any other person and that this deed shall be a first lien ih~reon.
TO HAVE AND TO HOLD all and singular the said property hereby conveyed, mortgaged, pledged or as-

And the hlortgagor covenants with the Mortgagee, that the Mortsagor has Full power and lawful riah! to
convcy said land in fee simpte as aforesaid; that it shall bo lawful for the Mortgagee at all times peaceably and
quietty to enter upon, hold. occupy and enjoy said Iand; that said land is free from all encumbrances except as
may be herein desctibed; that the Mortgagor will make such further assurances to perfect the fee simple title W
said land in the Mortaagee as may reasonably be required; and that the Moctgagor hereby fully warrants the titl~
