This Agreement, made this ~day of June, 1969, between ~

CLAUDE H. COMBS and LOUISE L. COMBS, his wife, hereinafter called ;

"First Parties" and JOHI~1 F. LOMB~RDI and GRACE F. LOMBARDI, his
wife, ,(P. O, Box 321~) Fort Pierce, Florida,
hereinafter called "Second Parties",
WITNESSETH:
That if Second Parties shall first make the payments and
perform the covenants hereinafter mentioned on their part to
be made and performed, First Parties hereby covenant and agree
to convey and assure to Second Parties, their heirs, executors,
administrators, or assigns, in fee simple, free from all en-
cumbrances, by a good and sufficient Warranty Deed, the follow-
ing described property situate in St. Lucie County, Florida:
Lot 10, Block 6, revised plat of SOUTH 25th STREET
SUBDIVISIOA, according to plat thereof recorded in
Plat Book 11, Page 46 of the public records of St.
Lucie County, Florida,
; and, Second Parties hereby covenant and actree to pay First Par-

~ ties the sum of TWELVE THOUSAND DOLLARS ($12,000.00) with interest
~ at the rate of seven per cent (796) per annum, as follows:

$600.00 on or before the signing of this Agreement,
receipt whereof is hereby acknowledged; ~
$75.00 per month beginning the lst day of July, 1969 ~
and $75.00 on the lst day of each month thereafter '
~ unti.l the whole be fully paid. ~

Each installment shall first be applied on the
payment of interest, taxes and insurance and then
`4~a ~ on the unpaid balance af the principal sum. The ~
~=~~ao° monthly installments will remain at $75.00 per month

~_~Za3 unless taxes or insurance cause the payments to
fluctuate upward or downward from their present level, i

~,Qm°;W and both parties hereto agree that if such fluctuation
~~i ` occurs, that the monthly payments will be adjusted
~ o accordingly. Furthermore, if payments are not re-
~ 3` ceived by the 7th of the mont h w
hen due, a pena l ty
~ charge of $3.50 will be made.
