the same becomes d~.ze, or if each and every agreement, stipu-
lation, condition and covenant of this agreement are not
fully performed, complied with and abided by, then the entire

unpaid balance of this agreement shall forthwit~ and there- ~
after, at the option of First Parties, become due and payable
and the estate created hereby in Second Parties shall cease,
terminate and be null and void. Furthermore, this agreement ;

shall, at the option of First Parties, be forfeited and ter-
minated and Second Parties shall forfeit all payments made
r
by them on this agreement, and such payments shall be retained
~
by First Parties and First Parties shall have the right to
re-enter and take possession of the premises aforesaid without
being liable for any action therefor. This agreement shall

bind and benefit the parties hereto, their heirs, executors,
~ administrators and assigns. i
