Furthermore, this agreement ; ~ shall, at the option of First Parties, be forfeited and ter- minated and Second Parties shall forfeit all payments made r by them on this agreement, and such payments shall be retained ~ by First Parties and First Parties shall have the right to re-enter and take possession of the premises aforesaid without being liable for any action therefor.
