Whenever GENERAL DEVELOPMENT CORPORATION, its successors or assigns, shall notily ; ihe undersigned in wtit~ng at the address indicated below (or at such other address as may be desig- ; nated by the undersigned trom time to time) thai the said premises cue not in a reasonable state oi ' appearcmc~e cmd repair consistent with the general cippearcmce and state o! repair of other properlies within the immediate vicinity, the undersigned agrees to accomplish ihe required repairs, maintenance, etc., set Eorth in said notice within 15 days after receipt o) same. 2. IE the undersigned shall fail or refuse to accomplish the required repairs or maiiitencmce, etc., within the prescribed time, GENERAL DEVELOPMENT CORPORA'fION, its successors or assigns, acting by cmd through its duly aulhorized agents may come upon the premises for the purFx~se oi doing ihe necessary work. Provided, however, that such work shall be limited to lawn cuid yard maintenm~ce to prevent ~ overgrown or unl~empt appe~cmce, and to puinting and minor repairs to the exterior oi j ihe building or buildings, situated on the premise~ in order to prevent cm unsightly or unsa~e conditicn. ~ 3. As to cmy costs or expenses incurred by GENERAL DEVELOPMENT CORPORATION, its suc- ~ cessers or assigns, in bringing about m~d accomplishing the work reierred to in the notice, ihe under- _ signed agrees to make pa;~ment thereof within 10 days after demand. Provided, however, that demamd ' lor payment shall not exceed actual costs or expenses incuned. 4_ In the event ihat ihe undersigned shall fail or refuse to make payment of the actual costs or expenses in~urred, i}~en, and in that event only, GENERAL DEVEGOPMENT CORPORATION, its suc- cessoTS or assigns, may undertake eollection of the sum which the utidersigned is obtigated to pay i hereunder, together with all costs of coIlection including a rea.sonable attomey's fee. GENERAL ~ DEVELOPMENT CORPORATION may, in addition to other remedies presca~ibed by Fiorida law, give ~ notice ihat it has acquired a lien agcdnst the subject property for smd mnount ~d may file a Notice of Lien arrtong the Public Records of the County in which the premises cQe situated.
