IN ADDITION TO THE COVENANTS HEREiNAFTER SET Ot1T THE MORTGAGEE AND MORTGAGORS
COVENANT AND AGREE THAT: g
~ (1) The MQRTGAGOR herein shall make within ] days of the due date, the payments called ~
~ for in the 1ST mortgage now encumbering this property, to the MORTGAGEE herein at ~
THE I R office or some other place as designated by the ti10RTGAGEE herein.
~ (2) The MORTGAGOR herein shall pay within 30 days of the due date all pertinent charges for fire and
windstorrn insurance, all ad valorem city and/or couny taxes, any special improvement assessments and any
~ other special governmental assessments or charges.
f (3) If the MORTGAGOR herein do not make the pay-ments on the 1$1' mortgage , the fire and
~ windsto~m insurance premiums and governmental taxes or special assessments as they come due, as welt as ~
the pay:nents called fo~ in this mortgage deed, then the MORTGAGEE herein can at THE I R '
option make these payments, adding said payments made to the balance due hereunder. If any one or all of
the aforesaid payments remain unpaid for a period of 7 days or more, then the MORTGAGEE can atTHE I R
~ option, without further notice declare the balance due u~der this mortgage due and payabfe in full at once
~ and forthwith place the matter i~ the hands of an attorney for' collection or enforcement. In this event all
~ costs incurred will be chargeable to the balance due under th':s mo~gage-
~ (4) The MORTGAGOR herein shail not further encumber this property except by obtaining WRITTEN per-
: mission of the MORTGAGEE herein and a~y attempt to do so without this written permission witl be null
' and void.
~ (5) The MORTGAGOR herein wili at the request of the MORTGAGEE hereir~, refinance ihe first mortgage
~ now encumbering this property at any time deemed desirable by the MORTGAGEE herein. The pro-
t ceeds of the said refinancing shall be applied against the unpaid balance due hereunder.
< (b) The MORTGAGOR herein will be at the request of the MORTGAGEE herein acknowledge, in writing,
~ the existence of this mortgage and the amount still due thereon on a estoppel form provided for this pur-
pose by the MORTGAGEE .
" t~ Failure on the part of the MORTGAGOR fo comply with, perform, or abide by aRy of ihe agreements,
~ stipulations, conditions and covenants as set forth above in sections 1, 2, 3, 4, 5, 6, empowers the MORT-
~ GAGEE herein, at his option, to declare the entire balance due hereunder, to be due and payable at once `
without notice. Failure of the MORTGAGEE herein to exercise this option at any time shall not constitute a i
~ waiver of the right to exercise fhis option at some later time.
(S) The MORTGAGOR further agree that this mortgage constitutes the entire contratt between the par- ~
~ ties hereto, that they have read the provisions af this mortgage and the note it secures and that they are aware ~
; of their right to have their own attorney examine said mortgage together with ih~ ~ai te it secures and
