ARTICLES OF AGREEMENT
This agreement, made this o~~day of June, 1969, between
CLAUDE Fi. COMBS and LOUISE L. COMBS, his wife, hereinafter called
"First Parties" and MARGARET A. ROSENBAUM, 705 Wisteria, Fort
Pierce, Florida, hereinafter called "Second Party",

WITNESSETH:
That if Second Party shall first make the payments and ~
perform the covenants hereinafter mentioned on her part to be
made and performed, First Parties hereby covenant and agree to !
convey and assure to Second Party, her heirs, executors,
administrators, or assigns, in fee simple, free from all en-

cumbrances, by a good and sufficient W~rranty Deed, the follow- ~

ing described property situate in St. Lucie County, Florida: !
The East 65 feet of the West 855.50 Feet of Lot 16,
MARAVILLA GARDENS, UNIT #l, according to a plat thereof
recorded in Plat Book 6, at page 55 of the public
records af St. Lucie County, Florida
and Second Party hereby covenants and agrees to pay First Parties

I the sum of TWELVE THOUSAND DOLLARS ($12,000.00) with interest at

the rate of seven and three-fourths per cent (7-3/4%) per annum ~
as follows:
$600.00 on or before the signing of this Agreement,
receipt whereof is hereby acknowledgEd;
$105.00 per manth beginning the lst day of July, 1969,
and $105.00 on the lst day of each month thereafter t
until the whole be fully paid.
Each installment shall first be applied on the payment of
interest, taxes and insurance, and then on the unpaid ~
balance of the principal sum. The monthly installments ~
will remain at $105.00 per month unless taxes or insurance ~
cause the payments to fluctuate upward or downward from ~
their present level, and both parties hereto agree that
if such fluctuation occurs, that the monthly payments
will be adjusted accordingly. Furthermore, if payments
are not received by the 7th of the month when due, a
penalty charge of $3.50 will be made.
