NUW if the party of the second part shall make the
payments ~nd perform the covenants hereinbefore eentioned on her
part to be performed, then the party of the first part will forth-
with tender a good and suff icient deed with documentary stamps
affixed thereto, in a proper amount, to the said parties of the
second part.
IN THE EVENT OF FAILURE of the said party of the second

part to make any of the payments or any part thereof, promptly on
the dates specified, or fail to perform any of the covenants on
her part hereby made and entered into and the said continue of i

default existing for more than thirty (30) days, this Contract
shall, at the option of the parties of the first part, be forfeite
and terminated, and the party of the second part shall forfeit all
payments made by her under this Contract; and such payments shall
be retained by the said party of the first part in full satisfacti n
and liquidation of all damages by them sustained; and the said pari
of the first part shall have the right to re-enter and take
possession of the premises aForesaid without being liable to any
action therefor. The parties of the second part are given the
express privilege of making two or more payments on any installmen
due date wi~ut penalty, but the making of such additional payment
' shall not extend the time of the next due payment.

It is mutually agreed by and between the parties hereto, ~

that the time of each payment shall be an essential part of this f
contract and that all covenants and agreements herein contained
~
shall extend to, and be obligatory upon the heirs, executors,
administrators and assigns of the respective parties.
