include the 58 interest charged hereon, and that the sum herein ~
referred to of $5400.00 is the total balance due from the oriqinal
purchase price, after the payment of $1100.00 has been made there-

on, which original purchase price is $6,500.00, which includes s
the above described equipment, alonq with all of the good-will of
the Rialto Restaurant, which the SelZers herein sell to the Buyers
herein.
2. That ~he Buyers herein execute this instrument and
for the purpose of this paragraph, this instrument sha].l be a
valid and binding lease between the Buyers and the Sellers, said
lease to be for a five-year period of time, from the date hereof,
with an option to renew for another five years, with any reason-
able adjustments to be made for any tax increase or decrease, and
the Buye~cs herein do lease from the Sellers herein that certain
property known as 3006 Orange Avenue, the Rialto Restaurant, which
constitutes building space of approximately 60 x 24, which space
is presently occupied by the Rialto Restaurant, and the Seller
herein will maintain the exterior of ~e building on the leased
property in good and substantial repair, and the Buyers herein
will maintain the interior of the building on the leased property,
including interior ceilings, walls, floors, fixtures, doors and

windows, in good and substantial repair, and that the property

! will be insured so as to protect the interest of the parties here-

~ in, and the Buyers agree to make no unlawful or offensive use of
~ the property, and to maintain it as a restaurant and to engage
solely in the restaurant business, and in business di~ectly con-
nected thereto, and to surrender the leased premises, at the term
of this lease in as good a condition as it is presently in,
• for the monthly rental qf
~ ordinary wear and tear being accepted./$125.00 per mnnth starting
January 7,1966 and the same day of each month thereafter.
~ The Buyer and the Seller may make any modification or
~ clarification of this instrument by hand written agreement, which `
~ shall be attached hereto and signed by the parties hereto and ~

~ incorporated herein by reference, and shall be considered a part

of this lease instrument.
