CLAUDE H. COMBS and LOUISE L. COMBS, his wife, hereinafter called ~

"First Parties" and ARTFiUR A. HARTUNG and MAE J. I~LRTtJNG, his ~
wife, 2019 Golfview Court, Ft. Pierce, Florida, hereinafter

called "Second Parties",
WITNESSETH:
That if Second Parties shall first make the payments and
perform the covenants hereinafter mentioned on their part to

be made and performed, First Parties hereby cavenant and agree ;

to convey and assure to Second Parties, their heirs, executors,
administrators, or assigns, in fee simple, free from all en-
cumbrances, by a good and sufficient Warranty Deed, the folZow-
ing described property situate in St. Lucie County, Florida:
Lot 18, Block 3, INDIAN HILLS ESTATES, according
' to plat thereof recorded in Plat Book 10, Page
32, public records of St. Lucie County, Florida.
and, Second Parties hereby covenant and agree to pay First
Parties the sum of TWELVE THOUSAND SEVEN HUNDRED FIFTY DOLLARS
($12,750.00), with interest at the rate of seven per cent (7%)
per annum, as follows:

receipt whereof is hereby acknowledged; -

Each installment shall first be applied on the payment ~o
of interest, taxes and insurance and then on the un- W~^
paid balance of the principal sum. The monthly in- 1;'0 ° oao
stallments will remain at $100.00 per month unless •~oll~u?ut~wr~:
~ z o taxes or insurance cause the payments to fluctuate ~1N~0~
^ upward or downward from their present level, and 31~~1'1S
e~~A~ both parties hereto agree that if such fluctuation
Q z as occurs, that the monthly payments will be adjusted

f o~ ceived b y the 7th of the month when due, a penalty
