abided by, then the entire unpaid balance of this Agreement
shall forthwith and thereafter, at the option of First Parties, :
become due and payable, and the estate hereby created in Sec-
ond Parties shall cease, terminate and be null and void, '
Furthermore, this Agreement shall, at the option of First Parties,
be forfeited and terminated and Second Parties shall forfeit all
payments made by them on this Agreement, and such payments sha11
be retained by First Parties and First Parties shall have the
right to reenter and take possession of the premises aforesaid ~

without being liable for any action therefor. This Agreement
shall bind and benefit the Parties hereto, their heirs, execu-
tors, administrators and assigns.
