T'his agreement, made this day of August, 1969,
between CLAUDE H. COMBS and LOUISE L. COMBS, his wife, herein-
after called "First Parties" and WILLIAM M. NORDHEIM as to an
undivided one-half interest, and VIRGINIA E. NORDHEIM as to an
undivided one-half interest, 704 E1 Rancho, Fort Pierce, Florida,
hereinafter called "Second Party",

WITNESSETH:
T'hat if Second Party shall first make the payments and
perform the covenants hereinafter mentioned on ti~;ir part to be
made and performed, First Parties hereby covenant and agree to
convey and assure to Second Party, their heirs, executors, ad-
ministrators, or assiqns, in fee simple, free from all encum-
brances, by a good and sufficient Warranty Deed, the following
described property situate in St. I,ucie County, Florida:
The East 65 feet of the West 920.50 feet of Lot 17,
MARAVILLA GARDENS, UNIT #l, accordinq to a plat
thereof recorded in Plat Book 6, at page 55, of the
public records of St. Lucie County, F].orida.
and Second Party hereby covenants and agrees to pay First Parties
the sum of TWELVE THOUSAND FIVE HTlNDRED DOL7~iR.S ($12,500.00) with
interest at the rate of seven percent (796) per annum as follows:

~o~ F Each installment shall first be applied on the payment
~ of interest, taxes, insurance, termite protection, and
then on the unpaid balance of the principal sum. The
monthly installments wi21 remain at $117.50 per month ;
unless taxes or insurance cause the payments to fluctu- '
ate upward or downward from their present level, and
both parties hereto agree that if such fluctuation
