occurs, that the monthly payments wil.l be adjusted
accordingly. Furthermore, if payments are not re-
ceived by the 7th of the month when due, a penalty
charge of $3.50 will be made.

First Parties will give Second Party an annual statement
no later than February 15 of each year, showing the amount
credited to principal, to interest, to taxes and to insurance
from payment made during the previous calendar year by Second , i
Party.
Second Party agrees to pay when due all assessments which
may be imposed against the property for any type of improvements

made by any public body which result in an assessment being im- ~
posed against the property. f
Second Party agrees to pay all costs connected with the
recording of this agreement, which is to be recorded no later
than December 31, 1969, in order for Second Party to be en-
~ titled to receive Homestead Exemption in the coming year, to
keep the real estate taxes to a minimum. ;
First Parties agree to utilize so much of the $117.50 =

monthly payments as is necessary to pay the real estate t~es on
~
the aforementioned real property as well as the insurance ~
i
premiums due thereon each year.
Second Party agrees to pay all costs, charges and ex-
penses, including attorneys fees and title searches, reasonably t
incurred or paid by First Parties because of the failure of

~ Second Party to promptly and fully comply with all conditions,
~
~ covenants and agreements contained herein. In the event Second
~ Party fails to pay when due any sums of money payable by virtue
~
~ of this agreement, within fifteen days next after the same be-
