IN AODITION TO THE COVENANTS HEREINAFTER SET OUT TNE MORTGAGEE AND MORTGAGORS
COVENANT AND AGREE THAT:
(1) The MQRTGAGOR herein shali make within days of the due date, the payments called
~ for in the 1$T mortgage now encumbering this property, to the MORTGAGEE herein at
' I T$ office or some other place as designated by the MORTGAGEE herein.
(2) The MORTGAGOR herein shall pay within 30 days of the due date a!I pertinent charges for fire and {
; windstorm insurance, al! ad valorem city and/or county taxes, any special improvement assessments and any
; other special governmental assessments or charges.
i (3) If the MORTGAGOR herein do not make ti~e pay-ments on the 1sT mortgage , the fire and
j windstorm insurance premiums and governmental taxes or sp~~ial assessments as theyf come due, as wetl as
the payments called for in this mortgage deed, then the MORTGAGEE herein can at I TS ~
~ option rriake the$~ payments, adding said payments made to ihe batance due hereunder. If any one or all of ~
= the aforesaid payments ~~main unpaid for a period of 7 days or more, then the MORTGAGEE can at j TS
4 optio~, without further rtotice declare the balance due under this mortgage due and payable._in full at once
and forthwith place the matter in the hands of an attorney for collrction or enforcement; Jn this e+~ent- all
co~ts incurred will be chargeable to the balance due under this mortgage-
(4) The MORTGAGOR herein shal) not further encumber this property except by obtaining WRITTEN per-
mission of the MORTGAGEE herein and any attempi to do so without this writfen permission wilf be null
and void.
(S) The MORTGAGOR herein will at the request of the MORTGAGEE herein, refinance the first mortgage ~
now encumbering this property at any time deerrred desirable by the MORTGAGEE herein. 7he pro- ~
ceeds of the said refinancing shall be applied against the unpaid balance due hereunder.
(6) The MORTGAGOR herein will be at the request of the MORTGAGEE herein acknowledge, in writing,
the existence of this mortgage and the amount still due thereon on a estoppe! fo~m provided for this pur-
pose by the MORTGAGEE .
t~ Failure o~ the part of the MORTGAGOR to comply with, perform, or abide by any of the agreements,
stipulations, conditions and covenants as se? forth above in sections 1, 2, 3, 4, 5, 6, empowers the MORT-
GAGEE herein, at his option, to declare the entire balance due hereunder, to be due and payable at once
without notice. Failure of the MORTGAGEE herein to exercise this option at any fime shall not constitute a
waiver of the right to exercise this option at some later time.
(8) The MORTGAGOR further ag~ee t#~at this martgage constitutes the entire contract between the par-
ries hereto, that they have read the provisions of this mortgage and the note it secures and that they are aware
of their right to have their own attorney examine said mortgage together with the said note it setures and
advise them as Jo it.
