(1) Pay all ad valorem city and county~ taxes accruing from the '
lst of January, 19?0.
(2~ Keep the property insured at their expense for fire and F
windstorm damage in the amoun~ of $8,000.00. -
(3) That failure to perform any of the covenants on their part t
within 30 days, at the option of the parties of the first
part, shall cons~itute forfeiture and termination of the -
contract and all payments made by the parties of the second
part shall be forfeited and constitute full and liquidated
damages to the parties of the first part and shall be re-
tained by the parties of the first part.
In ~he event tha~ it is necessary to use legal processes
to enforce performance of this contract or to foreclose this '
con~ract to obtain possessian of the property, the parties of ~
the second part agree to pay a reasonable attorney's fee~and
other costs pertaining to the legal action.
It is mutually agreed, by and between the parties hereto, that the
time of payment shall be an essential part of this contract, and
that all covenants and agreements herein contained shall extend to
and be obligatory updn the successors, heirs, executors, administ- -
rators and assigns of the respective parties.
