~~hereinafter referred to as the "Developer" for itself and its
;;successors, grantees, and assigns wherein the Developer makes

(1) Pu ose: The purpose of this Declara~fon is to sub-

i'in the manner provided by Chapter 711, Florida Statutes 1963, ~

Block D; as recorded in P1at Book 15 paqe 13 of the Public i
Records of St. Lucie County, Florida, said nlat attached hereto ~
' as Exhibit "A" and incorporated and made part hereof by refereaee;

plat attached hereto as Exhibit "A" and made part hereof by refer
~ ence. All lands lying and being in St. Lucie County, Florida.

The Grantor reserves unto themselves, their successors !
and assigns the exclusive right to q~ant any easement as may ~
be required for utilities, drainage; i~ngress and eqress for ~
~;any structures naw constructed or to be constructed on, under ;
"or over the subject properties or adjacent properties for develop-;
;ment and use as may be designated by the Grantor in writing. ~

Additional association members as provided for in para- i s
graph (1.3) hereof shall have the right, together with the ~

Subject to non-exclusive easements and roads as shown !
~ 'on Exhibit "A" attached hereto, which lands are called "The
Land". The qranting of any of the aforementioned easements
~ between the Grantor shall require any institutional lender
~ holding a first mortgage on said property or any of the co~domini
units constructed in said property to join in the granting of
~ saf.d easements. The Grantor may, hawever, gra~nt access easements
~ for utilities, drainage, inqress and egress over, under or upon
~ ~aid property as might be required between the Grantor for constru t=

~ ~;without the institutional lender joininq in the qranting of
