~ All the affairs, policies, regulations, and property of-.~
the Association shall be controlled and governed by a board
of directors of the Associat-ion consisting of not less than -

who are all to be elected annually by the voting members. ,

(11) T e of Ownershi : Ownership of each condominium '
unit shall e warrante y a warranty deed from the Developer :
conveying fee simple title to each condominium unit. There ~
shall be included in each unit an undivided share in the com-
mon elements equal to the proportionate share of said common
~ elements as determined by dividing the number of inembers of
~ the association into the common elements.

~ ; recordation of a claim of lien in St. Lucie County, Florida, E
~ for all sums due and shall bear interest at the rate of ten
~ ; percent (15$) per annum and shall be deemed to be prior to, ; ~
~ and superior to the creation of any homestead status for any ~ ~
; condominium unit and to any subsequent line or encumbrance, ;
~ ; except the lien referred to herein shall be subordinate and ;
~ inferior to that of an institutional first mortgage. i
~ ~The lien provided for above may be foreclosed in the ~
~ manner for the foreclosure and sale of real estate mortgages ~
~ ;,i and the purchaser entitled under such foreclosure shall acquire j
a title subject to all the provisions of the WINDMILL VILLAGE ~ ~
~ BY-THE-SEA plan of condominium and by acceptance of a deed ' '
~ to the condominium unit, covenants and agrees to abide by 1
~ and be bound thereby. ~

~ ~ (13) Enforcement of Maintenance: In the event the owner !

~ of a unit fai s to maintain it in suc a manner as may be i
~ ; established by the posting of rules and regulations established ~
by the Board of Directors of the Association, the Association ~
or any other unit owner shall have the right to proceed in ;
~ a court of competent jurisdiction to seek compliance with '
the foregoing provisions, or the Association shall have the +
right to assess the unit owner and the unit for the necessary ~
~`t ;j sums to pay the improvements within the unit in good condition. ;
