(18) Notwithstanding anything contained in this Declaration
or any of the Exhibits hereto attached, it is expressly underst
that WINDMILL VILLAGE BY-THE-SEA, INC. does hereby reserve ~
unto itself the right to manage the affairs of the condominium {
and the WINDMILL VILLAGE BY-THE-SEA ASSOCIATION, INC. as more I
" fully provided in the Agreement as set forth in Exhibit "D" 1

restrictions and reservations of record and roadways, walkways, ~
and utility easements for the purpose of furnishing ingress and ;

(20) Termination: The condominium may be terminated in the`
manner provided by the Gondo~ninium Act of the State of Florida as
~ amended from time to tfine.

(21) Covenants: All provisions of the Declaration shall i
be construe to e covenants runninq with the land and with everyf
party thereof and therein and every unit owner and claimant of ~
the land or any part thereof or interest therein in his heirs, I
successors, executors, administrators and assigns shall be bound i

In the event any court should hereafter determine that #

against perpetuities, or any other rule of law because of '
the duration of the per~od involved, the period apecified
in the Declaration shall not thereby become invalid, but instead
shall be reduced to the maximwn period allawed under euch
rule of law and for such purpose measuring liv~s shall be
