~ (2) TERM: The term of this Agreement shall begin with the
day within which the first closing o~ a sale of an apartment in

~i the condominium takes place and shall run for a period of twenty ~
(20) years from that date. It is further agreed that upon mutual~

consent of the parties hereto, that this agreement may be extende
for subsequent twenty (20) year periods on the same terms and ~
; conditions herein contained. Said renewal of this Gontract for ;

~i intent to continue or terminate this contract at least ninety ;

(3) INSURANCE: The Manager shall arrange and place all j

insurance policies upon the condominium parcel as required in ~
paragraph #14) of the Declarations of Cor~dominium and it is speci~- ~

i~ fically understood by~all parties herein that said insurance shal~ ~

f~ cover fire and extended coverage on the condominium parcel, but ~

; ~j shall not cover the personal effects and/or personal property ~
E of the condominium unit owner. ~

~ ~ (4) DUTIES OF MANAGER:

~ tenance and operation of the condominiwn parcel and 1 -

the recreation area as more fully described as follows:

~ elements and of the portion of the condominium
