action of the Manager or any of its employees, agents

or servants, or shall not be held responsible or
ji liable for any loss, damage, detention or delay in

il furnishing materials or failure to perform duties

as hereinabove provided when such is caused by fire,

1~ flood, strike, and acts of civil or mi~itary auth-

orities, or by insurrection or riot or by any otrer
' cause wh~ch is unavoidable or beyond its control.

5 (5) CONSIDERATION: All direct costs of the mainten-

~ ance and operation of the condominium, including the services
~ of Manager's employees directly engaged in such work, shall be

~ f paid by Manager from the funds of the Association as an expense
