CORPORATION, a Delaware corporation duly authorized to transact business in the
State of Florida. with its principal plsce of businesa at 2828 Coral '.~lay~ Miami.
Florida, hereinafter referred to as "GENERAL"~ and ~nest C. Wolford arid

WITNFSSETH THAT:

WHERFI?S, the undersigned Purchaser recognizes that the value of the
above described property and neighboring properties is dependent upon proper
maintenance an~ upkeep.
N~MI, T~REFCRE, ia consideration of ONE DOLIAR ($1.00) each in hand
paid to the other. receipt of which is mutually acknowledged~ as well as other
good and valuable considerations, General and Purchaser agree as follows:
1. (a) Until further notice, General shall perform the following
services at purchaser's sole cost and expense hereinafter specified:

- (i) Lawn maintenance. General shall use its best efforts to main

ing ar otherwise treating for control of lawn pests such as chinch bugs and the

like. ~Vater required for such watering shall be furnished by the purchaser at bis
~ r~-:~' expense. The necessity and frequency of any of the foregoing maintenance services
^ shall be determined by General in its sole discretion. General shall attempt to
m aintain said law» in a proper condition at all times, but takes no responsibility
for lawn damage caused by or resulting from weather conditions~ natural calamities,
vandalism, inability to obtain labor or materials or other causes and conditions
i ~ beyond its cantrol. Such laNn maintenance service shall not be deemed to include
f maintenance of trees, shrubbery or other plantings on purchaser's premises~ but
General may perform any :~aintenance services in connecti~n with such trees, shrub- ~
bery or plantings as in its sole discretion may be in the best interests of the
purchaser's property and the community in general.
~ Purchaser shall pay General for such services an amount not exceed-
Y ing per month, payable as billed; provided, huwever, that General may in-
_ crease the monthly maximum rate by not more than 1096 of the initial monthly maxi-
` mum per year, non-cumulatively. The above charge is based upon normal amount of
: planting, at constr~ction time.

(iii) Security and inspection services. General shall maintain a ful~-
time security watch and patrol covering Purchaser's premises. During periods of -
~ unoccupancy, periodic inspection of the premises will be made in order to perform -
~ interior pest control measures, as required, and in order to notify,Purchaser of
the need to make repairs. In the event of a hurricane or other event likely to
~ cause damage, such inspection shall be made as soon thereafter as practical. ,
Purchaser shall pay General the sum af ~~_00 per month for such
~ security and inspection services, rrhether the premises are occupied or not, payable
ss biiled.
