(iv) Cptional telephone service. General shall provide telephone
service to Purchaser's premises through a centra~ switchboard at Purchaser's re-
quest. Purchaser shall pay General for such requested service a base rate of
$ per month while the telephone is in service~ plus a service charge of 20G
per telephone call on calls from Purchaser's telephones to points outside the
central switchboard~ plus long distance toll charges incurred~ if any. If Pur-
chaser's telephone is temporarily disconnected~ the base rate will be reduced to
$ {~er month and Purchaser will pay charges for disconnecting and reconnect-
ing the telephone.
2. (a) Whenever General, its successors or assigns~ shall notify
Purchaser in writing that the premises are not in a reasonable state of appearance
and repair consistent with the general appearance and state of repair of the other
properties within the immediate vicinity, the purchaser shall accomplish the re- 4
quired repairs or maintenance set forth in said notice within fifteen l15) days
after receipt of same.
(b) If the purchaser shall fail or refuse to accomplish the -
required repairs or maintenance within the prescribed time~ General. its successors
or assigns, acting by and through its duly authorized agents may come upon the
premises for the purpose of doing the necessary work; provided, however, that such
work shall be limited to lawn maintenance in order to prevent an overgrown or un-
kept appearance ar~d to paintin~ and minor renairs in the
or buildings situated on the premises in order to prevent an unsightly or unsafe
condition.
(c) The purchaser shall pay General, its successors or assigns,
within twenty (20) days after mailing by General of written notice of the amount
of cost or expense incurred by it in accomplishing the work required by the notice
to repair and maintain; provided, further, that the amount of money set forth in
the notice of payment due shall i.nclude an allowance for overhead not to exceed
15~ of the actual out-of-pocket cost or expense incurred. •
3. In the event the purchaser shall fail or refuse to make payment j
of any sum of money owing to Ge~eral~ within twenty (20) days after the mailing by
General of written notification of.such payment being due, interest shall accrue on
the unpaid amount at the maximum legal rate of interest in the State of Florida, -
and Genezal, its successors or assigns, may undertake collection of the sum which
the purct~aser is obligated to pay hereunder, together with all costs of collection,
including a rHaso~?able attorney's fee. General, its successors or assigns~ in
addition tu other remedies prescribed by Florida law, may give notice to third
parties that it has acquired a lien against the property for said amount by filing
a Notice of Lien among the Public Records of St. Lucie County, which lien may be F

or statut~ry liens by the laws of Florida. -
4. Any notice required to be given hereunder shall be deemed suf- ~
ficiently given if sent by registered or certified mail~ addressed to General at
2828 Coral Way, biiami, Florida~ and addressed to the purchaser at the address
presently shown ~n the records of General to be the address of the purchaser, or
at such later address or addresses as General or the purchaser may hereafter
designate in ~vriting to the other.
5. The agreement shall be binding upon the undersigned parties and
their respective heirs, successors, personal representatives, administrators~
executors and assigns, and shall be deemed to be covenants runnir~g with the land.
