sesvice to Purchaser ~s
premises ttirough a central sWitchboard at Purchsser's re-
quest. Purchsser shall pay General for such reQuested service a base rate of
=per montb while the telephone is in service~ plus a service charge of 20~
per telephone call on calls fraa PurchASer's telephonea to pointa outside the
central switchboard, plus long distsnce toll chargea incurred~ if any. If Pur-
chaser•s telephone is temporarily disconnected~ the baae rate Kill be reduced to
$ _per month and Purchaser ~ill pay charges for disconnecting and reconnect-
ing the telephone.
2. (a) Whenever General, its successora or assigns, shall notify `
Purchaser in writing that the premisea are not in A reaaonable atate of appearance R
and repair consistent with the gene=al appearance and stste of repair of the other
properties Nithin the immediate vicinity, the purcbaser shall accomplish the re-
quired repairs or maintenance set forth in said notice Kithin Fiftee~ (15) days
after receipt of same.

or assigns, acting by and through its duly authorized agents may come upon the
premises for the purpose of doing the necessary work; Provided, hoKever, that such <
work shall be limited to lawn maintenance in order to preve~t an overgrown or un- i
~;ept appearance and to painting and minor repairs to the exterior of the bui2ding ~
or buildings situated on the premises in order to prevent ah unsightly or unsafe ~
condition.
(c) The purchasei sha1T pay-General, its successors oi assigns,
Nithin twenty (20) days after maiiing by General of Mritten notice of the amount
of cost or expense incurred by it in accomplishing the work required by the notice
to repair and maintain; provided, further, that the amount of money set forth in
the notice of payment due shall include an allowance for overhead not Lo exceed
15% of the actual out-of-pocket cost or expense incurred.
3. In the event the purchaser shall fail or refuse to make payment i
of any sum of money o~ring to General. aithin twenty (20) days after the mailir~g by
General of written notification of such payment being due, interest shall accrue on
the unpaid aznount at the maximwn legal rate of interest in the State of Florida~
and General~ its successors or assigns, may undertake collection of the sum which
~ the purchaser is obligated to pay hereunder, together ~rith all costs of collection,
~ including a r~asonable attorney•s fee. General, its successors or assigns~ in
i addition to other remedies prescribed by Florida law, may give notice to third
~ parties that it has acquired a lien against the property for said amount by filing
~ a Notice of Lien among the Public Records of St. Lucie County, Mhich lien may be
foreclosed at any time by the procedure specified for the foreclosure of inechanics'
~ or statutory liens by the lar+s of Florida.

~ 4. Any notice required to be given hereunder shall be deemed suf-
~ ficiently given if sent by registered or certified mail, addressed to General at

5. The agreement shall be binding upon the undersigned parties and
