' . . _ 3 _ ~ (c) to makz and enter into additional contracts and incur obligations for ~he purposes of completing the Inprovemen~s pursuant to the obli~ations of ~he Mortgagor hereunder, either in the namE of the Yortgagee or the Mort- ~ gagor, and (d) t~ pay and discharge all debts, obligations and l:.abilities ~ncurred by reason of any action taken by the Mortgagee as provided in this Paragraph, all of which amounts so paid by the Mortgagee, with inter- zst thereon from the date of each such payment, at the rate of three per- , cent (35~) per annum, shall be payable by the Mortgagor to the 24ortgagee on ciemand and shall be secured by this Mortgage. 4. No building or other structure or improvement, fixture or per- sonal property mortgaged hereby shall be removed or demolished without ~'ne prior written consent of the Mortgagee. The Mortgagor will not make, permit or suffer any alteration of or addition to any building or other structure or improvemen~ now or which may hereafter be erected or install~d , u~on tbe mort ed_ _ ~zquired to be made pursuant to Paragraph 3 hereof, nor will the Mortagor use, or permit or suffer the use of, any of the mortgaged property for any purpose other t'r.an the purpose or purposes for which the same is now in- ~ended to be used, without the prior written consent of the Mortgagee. ~~he Mortgagor will maintain the mortgaged property in good condition and state of repair and will not suffer or permit any waste to any part thereof, and will promptly comply with all the requirements of Federal, state and ~ocal governments, or of any departments, divisions or bureaus thereof, pertaining to suc~~property or any part thereof. 5. The Mortgagor will not voluntarily create, or permit or suffer to bz created or to exist, on or against the mortgaged ~roperty, or any part ~hereof, any lien superior to the lien of this Mortgage, exclus~ve of the lien or liens, if any, to which this Mortgage is expressly subject, as set , ; ~orth in the granting clause above, and will keep and maintain tbe same ~ iree from the claims of all parties supplying labor or materials which will ~ enter into the construction or instaTlation of the Improvements. (a) The Mortgagor will keep all buildings, other structures and i ~ ~mprovements, including equipment, now existing or which may hereafter be ~ erected or installed on the land mortgaged hereby, insured against loss by ~ =ire and otrer hazards, casual~ies and contingencies, in such amounts and ~ Wanner, and for such periods, all as may be required from time to time b~' ~ ~:~e Mortgagee. Unless otherwise required by the Mortgagee, all such in- ~ ~ ~urance sball be effected by Standard rire and Extended Coverage Insurance ~ ~ ~.~olicies, in a.mounts not less than necessary to comply with the coinsur- ~ ~.nce clause ~ercentage of the value applicable to the location and charac- _ ~er of the ~roperty to be covered. Al1 such insurance shali be carried in ~ _ c:;apanies approved by the P~Iortgagee and all policies therefor shall be in ~ :.;~cY, ~orm and shall have attached thereto loss payable clauses in favor $ x t'r,e i~ ort~a~ee ar~d any other parties as shall be satisfactory to the ~ A _~:ortga~Fe.
