To permit, commit, or suffer no waste, impaiiment or deterioration of said property, or any part thereof, and upon the failuro of the mortgagors to keep the buildings on said property in good condition of repair, the 4ssociation may demand the immediate repair of said buildings or t6e immediate :epayment of the debt hereby secured, and the Eailure of the modgagors to comply ~vith said demand oE the Association for a period of Thirty (30) days, shall constitate a breach of this modgage~ and, at thc option of the Association, immediately mature the entire amount of principal and interest hereby secured, and the Association, immediately and without notice, may institute proceedin;s to foreclose this mortgage and applv for the appointment of a Receiver, as hereinafter providecl. 5. T't??is mortgage contract grovides for additional advances which may be made at the option of the association and secured by this mortgage, and it i4 agrecd that in the event of such advances the amount may be added to the mortgage debt and shall intrease the un~raid balance of the note hereby sec~sed by ihe amotmt of such advance and shali be a part of said note indebtedness under aIl the terms of raid note and this contract as fally as if a new such note and contract w•ere executed and delivered.
