hereby fully warrants the title to said land and will ;

defend the same against the lawful claims of all
persons whomsoever; and that said land is free of all
encumbrances, except_taxes accruing subsequent to
December 31, 1969. Subject to oil, gas and mineral
lease recorded in Deed Book 186, at page 49 of the `
public records of St. Lucie County, Florida. But in i

the event that oil or other minerals are ever found
under aforesaid property, all royalties will belong to
grantee. Sub3ect also to restrictions, reservations _ ~
and covenants of recard.
