The \1c~rtgagre may, at his op~ion. a~d without wa~ving his right to accelecate the indebtedness hereby
secured and ta foreclose the same, pay either before ot a[ter delinquency any ot all of those certain obligations
requi~ed by the terms hereof to be paid by the Mortgagor for the protection of the martgage secutity or for the col-
lection ~~f the indebtedness hereby secured. All sums so advanced ot paid by the Nortgagee shall be charged into
the m~~rtgage account and become an integral part thereof, subject in all respects to the terms. conditions, and
cov~nants oG the aforzsaid promissory ~ote. and this mortgage, as fully and to the same eatent as though a pa~t
of the original indebtedness evidenced by said note and secured by this mortgage, excepting however, that said
sums shall be repaid the [~lortgagae [otthwith upon its demand and be in addition to the regular monthly install-
ments provided b~~ the mortgage note.
3. That the abstract or abstracts of title covering L':s mortgaged propecty shall at all times, during the life
of this mottgage, remain in possession of the Mortgagee and in event o! the foreclosure of this mortgage or other
trancfer of title to the mortgaged property in extinguishment of the indebtedness secured hereby, all right, title
and interest of thc \lortgagor in and to any such absuacts of title shall pass to the purchaser or grant~e.
~3. To the extent of the indebtedness of the Mortgagor to the !1lortgagee described herein or secured hereby,
the \lortgagee ic hereby subrogated to the licn or liens and to the rights ot the owners and holders thereof of each
and every mortgage, lien or other incumbrance on the land described herein which is paid and/ot satisfied, in
whole or in part. out of the proceeds ot the loan described herein or secured hereby, and the respective liens of
~aid mortgages, liens or other incumbrances, shall be and the same and each of them hereby is preserved and shall
pasc t~ and be hcld b~• the ~lortgagee herein as security for the indebtedness to the ~lortgagee herein described
or hereby secured, a~ the same extent that it ~ould have been preserved and would have been passed to aad been
hefd by the \t~~rtgagee had it b~en duly and regularly assigned, transfened. set over. and deliveced unto the Mort-
gagee b~ separate deed oF assignment, notwithstanding the fact that the same may be satisfied and cancelled of
record, it be~ng ~h~ intentio~ af the patties hereto that the same Ki11 be satisfied and cancelled of record by the
holders thereof at or ahout the time of the recording of this mortgage.
5. ln the e~~ent the ow~nership of the mortgaged premises, or any patt thereof, becomes vested in a person
other than the ~k~rtgagot, the ~tortgagee may, without notice to the !~tortgagor, deal with such successor or suc-
cessors in intetest Mith refetence to this deed and the debt hereby secured, in the same manner as with the Mort-
gagor without in any way vitiating or discharging the hlortgagot's liability heteunder or upon the debt hereby
secured. N~ sale ~f the premise~ hereby mortgaged and no forbearance on the part of the':1lottgagee. and no ex- `
tension of the time for the payment of the debt hereby secured given by the !Uortgagee shall operate ta :~lease.
