Together with all and singular the tenements, hereditaments and apputienances thereunto belonging or ~n
anywise appertaining, and also all buildings, structures, additions and improvements, now or at any time hereafter
erected thereon, together with and including all of the boilers, machines, heating plant, lighting plant, and all
plumbing apparatus, [ixtures. appliances, ventilating equiprnent, toilets, basins, electric heating and lighting
plants. lighting fixtures. powec machinety, plant or plants for running and operation of passenger or other ele- ~
vators, including passengec and other elevatots,arenetian blinds, reftigeratots, ranges, awnings and shutters, now ~
or hereafter located in the building upon said Iand, and all other machinecy, appliances and apparatus now or
hereafter placed on said ptemises, either in renewal or replacement of [ixtures. machinety, appliances and ap-
purtenances originally installed on said premises, in connection with the completion thereof or in addition there- ~
to. w•hich may hereaftzr be placed upon the above described land, which said fixtures, machinery. appliances and ~
apputtenances the ~tortgagor warrants shall be free from any encumbrances. retention ot title ot other claims in
favor of any other person and that this deed shall be a first lien thereon.
~ TO IIAV~ AND TO HOLD all and singular the said ptoperty hereby conveyed, mortgaged, pledged or as-
~ signed by the Nortgagor, or intended so to be, unto the Mortgagee, in fee simple.

And the ~brtgagor covenants with the Mortgagee, that the ~lortgagor has full power and lawful right to
convey said land in fze simple as aforesaid; that it shall be lawful for the lllortgagee at all times peaceably and
quietly to enter upon, hold, occupy and enjoy said land; that said land is free from all encumbrances except as
may be herein described; that the Nortgagor will make such further assurances to perfect the fee simple title to
said land in the Mortgagee as-may reasonably be required; and that the Mortgagor hereby fully warrants the titl~
to said land and will defend the same a sinst the law[ul claims of all persons whomsoever.
