The Mortgagor further covenants as follows: " 1. That he will pay the indebtedness, as hereinbefore provided. Privilege is reserved to prepay et any time, ~rithout premium or fee, the encire indebtedness or any part thereof not less than the amount of one installment, or one hundred dollara (a100.00), whichever is less. Any repsyment made on other than an instellment due date will not be credited until the next following ins~ment due date. 2. In order more fully to protect the security of this mortgage, the ~fortgagor, together with, and in addi- tion to, the rnonthly payments under the terms of the note secured hereby, on the installment due date day of each month until the said note is fully paid, will pay to the Mortgagee as trustee (under the terms of this trust as hereinafter stated) the followiag suma: (a) A sum equal to the ground rents, if any, next due, plus the premiums that will next become due and peyable on policies of fire and other hazard insurance covering the mortgaged property, plus teaes - and assessments next due on the mortgaged property (sll as estimated by the ~iortgagee and of which the Mortgagor is notified) less all.sums already paid therefor divided b~ the number of months to elapse before one month prior to the date W hen suchground rents, premiucns, taues, and asse.gs- ments will become delinquent, such suma to be held by Mortgagee in truat to psy said ground renta~ ' gremiums, taxes, ~nd apecial assess~nents. ; (t?) The aggregste of the amounts payeble pursuant to subparagraph (n) and those payable on the note secured hereby, shall be peid in a single payment each month, to be applied to the following items in the order atated: (I) ground rents, taxes, assessments, fire, and other hazerd insurance premiums; (II) interes~ on the note aecured hereby; snd (III) amortizetion of the principal of said note. Anydeficiency in the amount of such aggregate monthlv payment shall, uniess msde good by the Mortgagor prior to the due date of the next, such payment, constitute an eveat of default under this mortg~tge. At Mortgagee's option, Mortga~or H ill pay a"late charge" not e~ceeding four per centum (4°Jo) o! any install- ment wfien pa~d more than Titeen (15) days after the due date thereof to cover the extra expense involved in hsndling delinquent payments, but such "lste charge" shall not be psyable out of the proceeds of anq sale made to satisfy the indebtedness secured hereby, unlesa such proceeds are su~cient to d~scharge the entire indebtednesa and all proper costs and expenses secured hereby. 3.
