WARRANTY DEED
M. GERTRUDE HOE~IIKEYER, a single woman, the Grantor, in consid-
eration of the sum of TEN ($10.00) DOLLARS and other valueble con-
siderations received from JAMES R. RECH and BARBARA V. RECH, his
wife, the Grantees, C/o 320 South Federal Highway, Stuart, Flo-
rida 33494, hereby, on this ~G day of January, 1970, conveys
to the Grantees the real property in St.. Lucie County, Florida,
described as:
Lots 208 and 209 of WHITE CITY SUBDIVISION in Section 9,
Township 36 South, Range 40 East, according to Sheen's Sur-
vey, as per plat thereof recorded in Plat Book 1, Page 23,
of the Public Records of St. Lucie County, Florida. ALSO,
all that part of the SE~ of SW~ lying North and West of the
St. Lucie River, in Section 9, Township 36 South, Range 40
East. ALSO, all that part of the following described par-
cels of land in Section 9, Township 36 South, Range 40 East,
which lies Easterly of North St. Lucie River Drainage Dis-
trict Canal No. 71: Lots 203, 204, 205 and 207 of WHITE
CITY SUBDIVISION, in Section 9, Township 36 South, Range 40
East, according to Sheen's Survey, as per Plat thereof re-
corded in Plat Book 1, Page 23, of the Public Records of St.
Lucie County, Florida. ALSO, the North 10 Acres of the SW~
of the SW~ of Section 9, Township 36 South, Range 40 East,
1ying East of Drainage Canal No. 7~. It is the intention af
the Grantor by this Deed to convey that entire Island on
which the foregoing described property is located, which said
Island is bounded on the West by the North St. Lucie River
Drainage District Canal No. 71, and on all other sides by a
loop of the St. Lucie River, together with bridge thereon lo-
cated. A right of way and easement in, to, upon, over and
across the following described land situate in St. Lucie
County, Florida, to-wit:
A strip of land SO feet wide, lying 25 feet on each side of
i the extended center line of Parkland Boulevard as shown on =
Plat of RIVERDALE YACHT CLUB ESTATES, Unit Two, as per plat '
thereof recorded in Plat Book 6, Page 40, of the Public Re-
cords of St. Lucie County, Florida, and extending from the
West line of Merry Bee Drive as shown on said plat of RIVER-
DALE YACHT CLUB ESTATES, Westerly to the shore of the St. Lucie ;
River, which said easement and right of way is for the pur- , - ~
pose of ingress and egress. It is understood, however, that
such right of way and easement is not an exclusive easement,
but is subject to the equal right of Grantor herein, her
heirs, personal representatives and assigns, of ingress and
egress over said land, which right is hereby expressly re- 4
served. The purpose and ~.ntention of the easement and right
of way hereby granted is that henceforth the parties hereto,
their respective he~.rs, personal representatives and assigns,
~ shall have equal rights of ingress and egress over said land,
and neither shall have the right of ingress and egress to
the exclusion of the other. The foregoing.descriptions are -
subject to conditions, restrictions and limitations of re-
cord, and to all applicable zoning ordinances and to taxes for
the year 1970 and subsequent years. Grantor makes no repre-
sentation as to the condition of the bridge located thereon.
and covenants that the property is free of all encumbrances, that
lawful seisin of and good right to convey that property are vested
in the Grantor, and the Grantor hereby fully warrants the title ;
