to pay the cost of the documentary stamps on the warranty deed
at the time Second Parties are entitled to a warranty deed to

the above described property, ~

Second Parties hereby agree to pay all taxes and as-

sessments against the above described property cominq due after
the year 1.969, as we11 as to keep the premises fully insured
in a company acceptable to First Parties, with the original in-
surance policy to be held by First Parties.

Second Parties agree to pay all costs, ~harges, e,x- ~ 4

penses, including attorneys fees and title searches, reasonably
i.ncurred or paid by First Parties because of t2le failure of
Second Parties to promptly and fuZly comply with all conditions
and covenants of this agreement. In the event Second Parties
fail to pay when due any suias of money payable by virtue of
this agreement, within l~ days next after the same become due,
or if each and every agreement, stipulation, condition and
covenant of this agreement are not fully performed, complied
with and abided by, then the entire unpaid balance of this
agreement shall forthwith, at the option of First Parties, be-
come due and payable and the estate hereby created in Second
Parties shall cease, tenainate and be null and void. Further-
more, this agreement shall, at the option of First Parties, be
forfeited and terminated and Second Parties shall forfeit all
payments made by them on this agreement and such payments shall
be retained by First Parties and First Parties shall have the
right to re-enter and take possession of the premises aforesaid
without being liable for any action therefor. This agreement
