3. To pay all and singular the costs, charges and expenses,
including lawyer's fe~s, reasonable incurred or paid at any time by
the Mortgagee, its successors and assigns, because of the failure on ~
the part of the Mortgagors, their heirs and assigns, to perform,
comply with and abide by each and every the stipulations, agreemer_ts,
conditions and covenants of the promissory note and this deed, or
either, and every such payment shall bear interes_t from date at the

rate of ten (10) per cent per snnum. ;
To permit, commit or suffer no waste, impairment or deterio- ~
ration of the property or any "part thereof .
5. To perform, comply with and abide by each and every the
stipulations, a.gr~ements, conditions and covenants in the promissory
note and in this deed set forth.
6. If any of the sums of-money herein referred to be not
promptly and fully paid when the same severally become due and pay-
able, or if each and every the stipulations, agreements, conditions
and covenants of the promissory note and this deed, or either, are
not fully performed, complied with and abided by, the a.ggregate sum
mentioned in the promissory note and all sums of money secured hereby
shall become due and payable forthwith or thereafter at the option
of the Mortgagee, it~sjsuecessors or assigns, as fully and completely

as if thE promissory note and said sums were originally stipulated

7. The mortgagors shall provide insurance for the benefit of
` the mortgagee under a form of insurance policy approved by the

Mortga.gee which shall include fire and extended covera.ge insurance
for not less than eighty (80) percent of the full replacement value,
less normal depreciation, oF any and all buildings now or hereafter
located on said premises, and a11 fixtures belonging to and con-
stituting a permanent part of said buildings or buildings; the
original policies of insurance shall be delivered to Mortgagee and
shall include a standard Martgagee clause. They shall also provide
that loss or damage under them shall be adjusted with and payable to
