To permit, commit, or suffer no waste, impairment or deterioration of said property, or :uiy part thereof, and upon j
the failuro of the mortgagors to keep the buildings on said property in good condition of repair, the Association may demand the ~
immediate repair of said bu;ldings or the immediate repayment of the debt hereby secured, and the failure of the modgagors j
to rnmplv ~vith said demand of the Association for a period of Thirty (30) days, shall rnnstitute a breach of this modgage. ~

Association, immediately and without notiee, may institute proceedin;s to foreclose this mortgage and applv for the appom~nent
of a Receiver, as bereinafter pmvided.
5. This mortgage contraM provides for additional advances which may be made at ihe option of tlie association and

8. If any of the sums of money herein referred to be aot promptly and fully paid within Thirty (30) days next after

promissory note and this deed, or either, are not duly performed, rnmplied with and abided by, the aggregate sum mentioaed
in said promissory note and any other amount or amounts added to the mortgage indebtedness under the terms of this awrtgage ~
shall beoome due and pavable forthwith or thcreafter at the option of tioe Association, as fully and completely as if said aggregate •
